Plumbing in Abbotsford
Abbotsford House was built in 1890 and became a Nestle factory in 1918, for decades the largest chocolate factory in the southern hemisphere. The factory closed in 1991 and the estate was redeveloped as Abbotsford Cove, a master-planned medium-density scheme, with the historic house kept. The result is one small peninsula holding two building stocks that have almost nothing in common. Across the inner west river suburbs, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.
Common plumbing problems we see in Abbotsford
Half the suburb was a factory. Abbotsford House became a Nestle factory in 1918. It closed in 1991 and the site was redeveloped as a master-planned medium-density estate.
Hot water systems giving out. Soft supply means a dead unit around here has lost its anode or an element rather than silted up. Gas, electric, heat pump and solar, mended where mending is honest and exchanged where it is not.
Ageing galvanised & earthenware pipe. Older homes in Cabarita, Chiswick and Henley still run on steel and clay pipe that rusts, roots and splits over time.

My hot water system failed and it isn't that old. Why?
Soft water is the answer. Where supply is hard a tank silts with scale and that ends it, and Sydney is not that place. Here the sacrificial anode is eaten away shielding the steel, the tank starts corroding once it has gone, or an element burns out. Neither is automatically terminal.
Why does it matter whether I am in the estate or one of the older streets?
Because they are genuinely different problems. The Abbotsford Cove estate was built on the former Nestle factory site after it closed in 1991, as a master-planned medium-density scheme, so its drainage was designed and installed as one system to a plan that generally exists and is generally accurate. The older detached housing predates all of that and was serviced lot by lot in the ordinary way, with the usual gaps in what anybody wrote down. Same suburb, same postcode, completely different first move.
Do you work on heritage and conservation-area homes?

Our building has drawings. Are they actually worth anything?
On this estate, usually yes, and that is genuinely unusual. Purpose-built medium density from the 1990s was designed and documented as a whole, so the drawings tend to describe what was installed rather than what somebody intended. We would rather read them than charge you to rediscover the same information with a camera. Where they turn out to be wrong we will say so, but starting from them is the sensible order.
